The short answer

You might know it as a pressure-reducing valve, but a pressure regulator is the device in charge of the water pressure entering your home. At its core, an internal diaphragm and spring team up with an adjustable screw to take the upstream supply and turn it into a consistent outlet pressure.

Doing so is no small matter; when functioning as it should, the regulator is what stands between your fixtures and appliances and any damaging flow fluctuations or back pressure. That includes everything from the faucets and washing machine to the heat exchanger and water heater.

Should the regulator give out or there be other plumbing complications, one will notice the consequences in the form of erratic pressure, a lack of flow, noisy pipes, or appliances that cycle too quickly.

These are general indicators, of course. To get to the bottom of whether it is the regulator, a valve, some debris in the line, or an upstream service issue, a licensed journeyman plumber needs to have a look at the system.


Our Diagnostic Process in Eugene and Lane County

We believe in a careful diagnosis here at Precision Plumbing. In older homes in Lane County, we often find galvanized piping that has rusted and flaked on the inside, which restricts flow and results in low pressure.

But there are other culprits: a regulator on its last legs, old plumbing with interior buildup, or something amiss with the service line from the meter to the house.

What we do to sort it out:

A licensed journeyman will be on site to inspect the conditions both upstream and downstream and put the shutoff valves and fittings to the test.

We use gauges for an accurate reading of inlet and outlet pressure to check for any back pressure or fluctuation.

Meter checks and testing help determine if the trouble lies with the home piping, the regulator, or the service line.

Where the situation calls for it, we will run a sewer camera or other diagnostics on the service line or underground piping.

Once we have our findings, we will make clear recommendations, be it for a repair, repiping, or a new regulator.


Repairs and How We Proceed

Be it a valve, a fixture, or a pressure regulator that needs replacing, we handle the work. We can put in a single- or dual-stage unit to suit the application and code, connect new supply lines, and make sure the device is set to give your systems the proper outlet pressure for safe operation.

If the problem is with the water service or galvanized pipe, we are equipped to do the repiping and line replacement, handling the trenching or trenchless boring and the permits to ensure local code is met.

Any time we are working on a regulator, we will check the diaphragm and internals, clear away any debris, and verify the vents and shutoffs before running a test to confirm the downstream fixtures are in good order.

In the case of a gas-fired water heater where propane or gas pressure is in question, we would refer you to a licensed gas fitter or qualified technician for safety’s sake.


A Note on Local Conditions

In the course of our work in Oregon, we have seen many homes with the main shutoff at the meter as opposed to inside the house, which changes the way we go about isolating a problem.

If interior corrosion in a galvanized pipe is the source of low pressure, putting in a new regulator is not going to fix it. The long-term answer is usually to repipe rather than keep making repairs.
