Why Eugene Plumbing Is What It Is
You have to take local conditions into account. The drinking water in this community is drawn from the McKenzie River and is fairly soft; at 18 milligrams per liter of calcium carbonate, there is far less scale to contend with than in hard-water areas.
But soft water does not mean trouble-free. An old galvanized pipe will still corrode from the inside. As rust and debris build up, they narrow the pipe’s interior and collect around the openings of your toilets and showers. You end up with diminishing water pressure. In an older home, do not be quick to put that down to the utility company or one bad fixture; the piping itself may be the culprit.
Then there is the weather. With 40 inches of rain a year, mostly between fall and spring, a long stretch of wet weather can mask an underground leak. Saturated ground also makes for difficult excavation when a sewer or water line needs attention. And being in the Willamette Valley means dealing with an alluvial plain where the soil and topography change as you go from the valley floor to the hills. Depth, access, and drainage all come into play when we are replacing or repairing underground pipe.
Repair for Older Homes
The bungalows and Craftsman houses that have been here for generations give the area its character, but the plumbing in them was put in to standards quite unlike today’s.
Galvanized water lines are a common local concern. Internal corrosion can lead to discolored water and restricted flow at several fixtures. At some point, it is better to do a full home repiping than to keep patching up a system that has run its course. Crawl spaces in these homes are another matter; a leak can go on underfoot for a while before you spot the staining or the spike in your water bill. We will put in an inspection to see if a broader replacement is warranted over a localized fix.
And of course, there is the drain and sewer side of things, which is a large part of what we do in this town. There are any number of things that can clog a drain on their own: grease, hair, soap scum, or some other material in the line. But if you are seeing slow drains in several places at once, or clogs that keep coming back, it is likely a sign of something more serious in the sewer.
A drain cleaning will put the flow back where it should be, and a sewer camera can be used to spot root intrusion, corrosion, a pipe that has shifted or given way, or other damage. Established neighborhoods have their charms, not least the mature trees, but those roots will make their way into an aging sewer line if they find an opening. A rooter service can clear the obstruction, yet persistent issues with tree roots are often a precursor to the need for a full repair or replacement of the sewer line. In some cases of damage, trenchless pipe lining is a viable alternative to traditional replacement, as it forms a new interior with far less excavation.
Then there are the main water lines. Older galvanized piping from the meter to the house will corrode and leak over time. Where it makes sense, we can bore a new line along a different route to avoid open excavation.
Water Heater and Fixture Plumbing
Not all our work is underground. Water heaters are some of the most hardworking equipment in a home. Be it a tank, tankless, gas, electric, or hybrid system, each has its own requirements for installation and upkeep. When a unit starts leaking or no longer puts out sufficient hot water, a plumber can advise whether another repair is worth it or if it is time to replace it. Proper sizing and plumbing are essential for a new heater, which may involve venting, pressure control, and expansion protection.
We apply that same level of care to your faucets, toilets, and kitchen fixtures; it is best to put an end to a small problem before it results in water damage.
